The period of gigantism and eclecticism is gradually losing its relevance, giving way to minimalist projects. Development prospects in the western regions today look encouraging. Educational institutions have resumed normal operations, agricultural enterprises are operating, and many private companies have relocated from occupied and frontline territories. Housing construction in western Ukraine is gradually reviving.

However, the topography of right-bank Ukraine is very diverse and heterogeneous. Unlike the steppe landscape of the east, rolling hills are common here, and further west lie the Carpathian Mountains. Therefore, the topography of land plots here is often sloping. Construction on relief terrain has its own unique challenges. Implementing a classic strip-monolithic foundation for a flat site on a relief will turn it into a massive basement, which will almost double the construction cost! Therefore, to build affordable housing on relief, such as a lightweight frame or modular home, many are finding more affordable foundation solutions.

Since modern frame houses are lightweight, pile or screw pile foundations are often chosen for their construction. The technical characteristics of piles allow for a good level of foundation strength for the house while also compensating for the rather steep slope of the site. They are more affordable, and their durability is comparable to that of a frame house, averaging 70 years or more.

The sides of the house facing the slope usually offer beautiful views. These are where the rooms and living rooms open up, often with panoramic glazing and terraces. In modern architecture, terraces and the roof covering them are often projected as large cantilevers, the supporting structure of which is constructed in a rather original way. Such structural components are often the highlight of the project.

Our photos show a recent project for a small house (2025), planned for near future. The estimated area of ​​the house is 80 m2, of which the interior area is 60 m2, and the terrace with the net area occupies 48 m2. The cost factor for constructing a terrace per m2 is typically 3-3.25 of the total construction cost per m2. We provide the estimated area to give you an idea of ​​the price per m2 for this project. The total area of ​​the entire building is 108 m2.

House Plan

The interior of the house consists of five rooms, with the kitchen and living/dining room connected by an open space. The kitchen occupies 8 square meters, and the living/dining room is 18 square meters. A compact combined bathroom occupies 5 square meters, and the house also has two bedrooms of 12 and 13 square meters. The terrace plays a special role in this project. It serves three functions, as it is divided into three zones: an entrance area (instead of a porch), a social or tea-drinking area, and a mesh-covered relaxation area. All terrace areas are located under the eaves of the roof, which is supported by a system of laminated timber beams, giving the project a distinctive character.

The overall project is well thought out and optimized for construction costs, despite its fairly large dimensions (11.8 x 12.3 x 7.9 x 12.4 m). This project is suitable both as an apartment for any type of vacation, in both summer and winter, and for year-round use as a private residence!
